Todd Adams has 20 years of commercial real estate transaction experience and is currently a Director with RockGroup Advisors located in St. Petersburg, Florida. Mr. Adams is especially skilled at Argus modeling, financial analysis, market analysis, investment sale / debt underwriting, offer memoranda production, due diligence, and all aspects of investment sale / debt execution.
Prior to joining Rock Group, he gained extensive knowledge of all major real estate product types as an Associate Director and Senior Real Estate Analyst with the Miami office of Holliday Fenoglio Fowler (HFF). From 2010 to 2014, Mr. Adams specialized in multi-family assets and was a key participant in more than $1.2 billion in transaction volume, including approximately $700 million in agency debt funding. In 2001 and 2002, Mr. Adams was a Senior Financial Analyst with Cushman & Wakefield of Miami. During his time there, Mr. Adams primarily focused on the valuation, analysis, and sale of CBD and suburban office assets throughout South Florida.
Mr. Adams currently teaches Argus Enterprise software modeling and additional commercial real estate analysis and investment concepts at the University of Miami and the University of Florida.
Mr. Adams attended the University of Florida and earned both a Master of Arts in Real Estate and Urban Analysis and a Bachelor of Arts in Economics from that institution. Mr. Adams is a licensed Florida Real Estate Salesperson and a CCIM candidate.

Mr. Emerson serves as Chief Appraiser and President of Emerson Appraisal Company, Inc. He has been in the commercial real estate appraisal business in Florida since 1974 and has a wide range of experience in all types of retail, office, industrial, apartment, agricultural and special use properties. Mr. Emerson is also a national instructor for the Appraisal Institute and regularly teaches the advanced appraisal courses and various seminars throughout the United States. His specialty areas include commercial real estate consulting, appraisal review, litigation appraisal and income property analysis with complicated cash flow problems and/or issues.

Graduate of the University of Pennsylvania Law School in 1985 and Brandeis University in 1982. Lecturer at the University of Florida Warrington College of Business Administration teaching undergraduate and graduate classes in business law, and Adjunct Professor at the University of Florida Levin College of Law teaching real estate document drafting. Senior Counsel at the Gainesville office of Bogin, Munns & Munns, P.A. (Shareholder effective January 1, 2017), and practice areas include real estate (commercial and residential), banking, and business law.
