The Benoit Group leads the $40 million development of 143-unit affordable apartments on a recently demolished low-income housing property near downtown Birmingham, Ala.

The 158,000-square-foot project is in the mixed-use redevelopment area known as Edgehill at Southtown. It aims to fill the needs for seniors 62 and older with one- and two-bedroom units. The four-story design includes climatized corridors, elevators, and amenities including lounges, a rooftop deck, and rooms for fitness, media, games, and arts and crafts. The first floor will include a leasing office and retail space. Construction began in October 2023 and completion is slated for June 2025.

Based in Atlanta, The Benoit Group created a public-private partnership with the Housing Authority of Birmingham District to codevelop Edgehill at Southtown. Benoit is one of three partners of Southside Development Co., which is the master developer for the commercial development portion of the project. Financing partners include the housing authority, the city of Birmingham, Raymond James Financial and Berkadia.

The Benoit Group was founded by its CEO Eddy Benoit, who also is a member of the UF Bergstrom Real Estate Center’s advisory board.
