Completed in the summer of 2022, Odyssey by Solutra in Fort Myers is the first of eight build-to-rent communities financed by Halstatt Real Estate Partners to meet a growing demand for detached rental units.

Danville Leadbetter of Naples-based Soltura Development, Halstatt’s partner, said it’s taken some time to learn how to market these small rental homes. People driving by during construction invariably asked how much the homes cost. They’re not for sale but for lease, explained Leadbetter, who now calls his company a developer of “single-family horizontal apartments.” Despite such challenges, the rental units are proving popular with millennials, Baby Boomers and others who can’t afford a down payment on a house or don’t want the hassle of ownership.
