Atlantic One, Pompano Beach, Fla.

Collier Cos. is developing the organization’s first project in Southeast Florida, Atlantic One, an apartment community with 303 units. The Pompano Beach, Fla. development also marks the Gainesville-based apartment developer’s first mixed-use urban infill community.

Collier Cos. is led by Nathan Collier, who endowed the Nathan S. Collier Master of Science in Real Estate program at UF’s Warrington College of Business and regularly teaches real estate case studies.

Now in the final design phase, Atlantic One will consist of seven separate buildings and feature a clubhouse, residents’ lounge, fitness facility and outdoor pool with surrounding cabanas. Other amenities: private courtyards, dog walks and a rooftop plaza with a community patio and barbeque pavilion.

Nathan Collier told us his company has navigated an intricate local governmental approval process. “It’s a complex urban infill project that spans several blocks with intersecting city streets and different zone categories,” he said. The company was required to include 10,000 square feet of street frontage retail spaces. The project proforma anticipates no income from this space, Collier said. Plans call for construction to start in the first quarter this year.
