Cypress Ranch
Ferber Co. spent $28 million to develop Cypress Ranch, the largest land development project in the company’s 117-year history. The mixed-use project in Pasco County includes retail businesses, single family homes, townhomes, and apartments.
Work began in 2018 when Ferber applied for governmental approvals to rezone the 164-acre tract. After navigating delays related to the pandemic, the project was completed in phases starting in the fall 2021, said Ryan Plate, vice president of Ferber and a member of the UF Bergstrom Real Estate Center’s advisory board. Other advisory board members who played a role in the project were Steve Messing, Patrick Dufour and Patrick Nutt.
Cypress Ranch is in Lutz, Fla., on State Route 54 just east of the Suncoast Parkway. Tenants occupying the 22 acres of commercial space include ES Fitness, Aldi, Circle K, Woodie’s Wash Shack, and restaurants Chick-fil-A, Burger King, Panda Express and Fresh Kitchen. Lennar built 132 single family homes and 134 townhomes, and NRP Group constructed 330 apartments.
Based in Ponte Vedra Beach, Fla., Ferber is a privately held real estate development company founded in 1907.
